According to the greater and better use principle, if the asset, from the observation of the immediate surrounding, could materialize a higher edificability and/or other more profitable use, we would warn the client about it. The confirmation of the latter will require a town planning query.
With respect to soils with pending urban proceedings, town planning queries will be necessary too.
